     Most people will spend a fortune on expensive paint jobs, exotic rugs, or high-end furniture. But, if the flooring looks worn and ratty, the home just doesn’t look the same.
      A refurbished wood floor can transform the look of any property virtually overnight. Forbes.com, realtor.com, and many other experts estimated a new floor can increase the value of a home by as much as 2-5%.  For an average Auckland house, that’s around $33,750.00!

Examples of My Craftsmanship

      Before arranging a quote, you probably want to see examples of my workmanship - which is fair enough. I’ve pulled together a selection of photos from jobs I’ve done over the years. Hopefully, one is like the project you have in mind so you can see how great the end result looks.

      If not, I can bring my compendium of photos and colour samples for you to look through while I measure and quote your floor. I’ve added comments above each photo explaining the project.  

      As you’ll see, no job is ever the same so I’m always adapting my approach to get the best outcome.

(1) Making The Old Look Classy Again (Satin polyurethane)

      The floor in this old house looks just as good now, as it did the day it was built. From memory, these Kauri floors were hidden under carpet for over 80 years.  But luckily, none of the floorboards were damaged and the room was square so, it was a straightforward job.

      Can you see the bora damage to some of the floorboards? This is common in floors this age. Depending on the style you desire, we can:

(A) Fill these with putty that matches the natural colour of the floor.

(B) Fill them with epoxy - which gives a smooth finish but leaves the marks visible. Or,

(C) Leave them unfilled which is what this client chose to do.  It gives the floor a more authentic look. I personally like this the style best.

We also used a black filler between the floorboards to help with movement and insulation. We also recommend using it in wet areas like the bathroom or kitchen.

(The character of these old floors really comes alive with a sand and polish. I love working with these older floors.) 


(2) Grand villa floor restoration (Clear polyurethane) 

      On this particular job, the owner wanted a clean bright look.  So I advised on a high gloss finish using a clear polyurethane.

      The end result came up great and it brightened the entire house due to the reflective quality of the gloss. It’s an excellent option for dark rooms - like many of these old villas seem to have.  

      Plus, this coat is very durable. Dog claws or two-year-olds playing on it will hardly leave a mark. I say ‘hardly’ because I have two little children and know how rough they can be.  So a little bit of wear and tear is to be expected.

      The walls and skirting were freshly painted before I started.  It’s usually better that I go before the painters but, if that’s not possible there’s always a way to protect your walls.  

      In this case, I had to be careful to protect the paint job from any polyurethane bleed or accidental marks. So, I painstakingly tapped every section before sanding and coating the floor... It came up pretty good!

(Nothing transforms an old villa (or any house for that matter) like a high gloss finish on old floors. The first thing you visitors notice are the floors!)


(3) Pre-sale spruce up (Satin waterbased polyurethane) 

      On this project we sanded and sealed all the floors. The stairs were new so we sanded and stained them separately and then the builder installed afterward.

      Like the floor above, careful taping ensured there was no marking on the glass banister. A small spec of polyurethane on the glass is easily seen and looks messy. Thorough preparation and careful workmanship prevent this from happening.

(4) For SALE - Yield Increase (High gloss solvent finish) 

      This house was about to go on the market so these owners were smart and got the floors redone.  The whole project went well and came in on time.

      This is another high gloss finish and it looks fantastic with the furniture back in place. There’s was black staining on some of the floorboards. This is often caused by water damage that cause the nails to rust.

      I try my best to sand it out but in some situations, it's just too deep. We generally recommend a darker stain or a colour match filler which makes it less obvious.

      Floors that are under 1 meter from the ground that are poorly insulated are vulnerable to moisture which can cause this. Nevertheless, we'll work out a solution to remove it the best we can.

(These smart clients were selling and knew the value new floors would do when it came to selling their home for top dollar.)
